If your unit is not occupied or rent is not collected, we don’t charge you. No mater what level of management duties are agreed upon, the James Wehner Team will provide the same level of excellent service to you. Most of our monthly fees are between 8 and 10% of the gross monthly rent and the cost to lease it o a new tenant is between 6 and 8%. You also have the option of negotiating a flat rate

Our goal is to keep your property occupied with well qualified tenants. On average, it takes between two weeks and 30 days to attract and screen suitable tenants. Our aggressive leasing program is extremely effective in getting your property rented in a timely manner. We do extensive advertising and promotions to increase your property’s visibilty in the marketplace by placing ads in several print and web media. Highly effective rental signs are placed on your property before it is vacated. We employ an aggressive internet marketing plan and place our ads on many high traffic sites, such as; Craigslist, Oodle, Hotpads, Homes,Vast, Trulia, Realtor.com. Enormo, Zilow, and Backpage.

We have all the necessary systems in place to handle the day to day management of your property all the way from accounting to leasing to maintenance. Now you can take away the headache of management and turn it over to someone you can trust.

In addition to helping sellers and buyers, the James Wehner Team offers full service property management and leasing of residential properties from single family residences to condos to multi-family complexes.
